What Are Demolition Leads? A Plain-English Guide

Demolition leads explained: what they contain, how they differ from bid lists, and how contractors and scrap recyclers use them to win work earlier.

A demolition lead is an early signal that a specific building is likely to be torn down or heavily stripped, along with enough detail to act on it. A good one gives you the address, the size of the building, what is planned, where the project stands, and the people behind it.

How a lead is different from a bid list

Public bid lists show jobs that have already been packaged, specified and put out to bid. By then the owner has usually picked a short list. A demolition lead comes earlier, while the project is still moving through approvals, so you can introduce yourself before the work is bid.

What a useful lead includes

  • Address and a photo so you can qualify the site quickly.
  • Existing building size in square feet, and whether the scope is a full teardown or interior work.
  • Project stage: planned, approved, permitted or underway.
  • Contacts: owner or developer, architect, engineer and land-use attorney.
  • What changed recently, so you know if the project is moving.

Who uses demolition leads

Demolition contractors use them to build a bid pipeline. Scrap metal recyclers use them to find where steel, copper and aluminum will come out of a building. Haulers, excavation crews, specialty trades and suppliers use them to find the next project near them.

Leads versus watchlist items

Not every signal is a teardown. An expansion or an interior fit-out can still create work, such as strip-out and scrap removal, but it is a different kind of opportunity. That is why we label each item as a Lead, a Watchlist item or an Updated project.

The bottom line

Demolition leads turn scattered local development activity into a short list of buildings worth a phone call. The earlier you hear about a project, and the more accurate the details, the better your odds of getting in the door first.
